A door closer is the arm you see mounted at the top of most commercial doors. It pulls the door shut after someone opens it. When it is working, nobody notices. When it fails, everyone notices, because doors start slamming, hanging open, or leaking oil down the wall.
Door closer repair is one of the most common calls in commercial door service, and most of the reasons closers fail come down to the same handful of issues. Here is what tends to go wrong and why.
Hydraulic Fluid Leaks
Most commercial door closers work on hydraulics. There is a small reservoir of oil inside the housing that controls how the door moves through its cycle. Valves regulate the flow of oil to slow the door in the last few inches before it latches.
Why Leaks Happen
Over time, the seals inside the closer harden and shrink. Once that happens, oil starts weeping out. You will see a slow drip forming under the closer or an oily stain running down the door and frame.
Once a closer starts leaking, the countdown is on. The internal fluid pressure drops, the closer stops controlling the door properly, and eventually it fails entirely. There is no real fix for a leaking closer other than replacement. The seals inside are not user serviceable.
Watching for Early Signs
The first hint of a leak is usually a slight change in how the door behaves. It closes a bit faster than it used to. It skips the final soft close and just bangs shut. Any of those changes deserves a look at the housing to see if oil is showing.
Worn or Broken Springs
The spring inside a door closer is what stores the energy from the door opening and releases it to pull the door closed. Springs wear out. After enough cycles, they lose tension or crack entirely.
A closer with a weak spring will not pull the door fully closed. You will see the door hang partway open, then drift shut slowly, or stop before the latch engages. In a commercial setting, that means the door is not secured, which is a real problem after hours.
A broken spring is more obvious. The door will not close at all. The closer arm may hang limp or swing freely.
Bad Adjustments
Commercial door closers have adjustment valves that control the closing speed and the latch action. Turning these too far in either direction can make the closer misbehave.
The Common Mistake
Someone unfamiliar with the closer will try to tune it and end up making things worse. Cranking the valve all the way closed can build internal pressure and damage seals. Opening it all the way lets the door slam. The right setting is somewhere in the middle, adjusted while watching the door go through its cycle.
If a closer suddenly starts acting strange after maintenance staff have been near it, check the valve positions first. Sometimes the fix is just resetting the adjustments to sensible positions.
Mounting Screws Working Loose
The closer is bolted to the door and the frame. Those bolts take load every time the door opens. Over years of use, they can back out.
A loose closer starts wobbling on its mount, which puts uneven force on the door. You will see the arm move differently than it used to, or you will hear a rattle when the door operates.
The Fix
Tightening the mounting screws sometimes solves the issue. If the screw holes have stripped out, longer bolts or bigger anchors are needed. If the closer has been loose long enough to damage the mounting surface, the door or frame may need reinforcement before a new closer goes on.
Physical Damage
Closers get hit. Doors get kicked open. Heavy loads get pushed through and bend the arm. Any impact damage to a closer arm or housing usually means the closer is done.
Bent arms cannot cycle smoothly. Cracked housings leak fluid. Damaged mounting brackets throw off the geometry so the closer works against itself. There is no reliable repair for physical damage to a hydraulic closer. It gets replaced.
Weather & Temperature
Hydraulic fluid changes viscosity with temperature. In cold weather, the oil thickens, and the closer slows down. In hot weather, the oil thins, and the closer speeds up. Most closers have temperature compensation built in, but cheap or old closers can lose this feature.
If a closer works fine in summer but hangs the door open in winter, temperature is probably the issue. Either the closer needs adjustment for the season, or it needs to be replaced with one rated for the local climate.
Salt Air on Coastal Buildings
For buildings near the coast, salt in the air corrodes the closer body. Aluminum closer housings hold up better than steel. Regular cleaning helps. If the closer is showing white corrosion or pitting, its lifespan has been shortened significantly.
People Forcing the Door
The single biggest cause of premature closer failure is people fighting the closer. Holding the door open past its designed range. Pulling it shut faster than it wants to move. Slamming it manually to speed things up.
Each of those puts stress on the internal mechanism that the closer was not built to handle. Over hundreds of cycles, that stress adds up and something breaks.
Prevention
Educating staff about how doors are supposed to work makes a real difference. So does adding hold open devices in places where people are constantly propping the door open with wedges or bricks. A magnetic hold open tied to the fire alarm keeps the door open during business hours and lets it close automatically at closing time or during an emergency.
Getting It Right
Most closer failures give warning before the closer quits entirely. Slow closing. Leaking oil. Loose mounting. Adjusting or replacing a closer at the first sign of trouble costs a lot less than dealing with a slammed door, a failed fire inspection, or a door left open all night.
Check the closers on commercial doors monthly. Watch how they operate. Look for oil. Listen for changes. Small attention prevents big problems.
